Neighborhood: Lake Terrace

Neighborhood Overview

The Lake Terrace and Lake Oaks neighborhoods, situated along the southern shore of Lake Pontchartrain between the London Avenue Canal and Bayou St. John, represent some of New Orleans' most distinctive residential communities. Developed in the 1950s on land reclaimed from the lake through the Orleans Levee Board's ambitious lakefront extension project, these planned neighborhoods were designed as prestigious suburban enclaves with larger lot sizes, strict building covenants, and architectural controls. With their wide boulevards, extensive landscaping, and predominantly ranch-style and mid-century modern homes, Lake Terrace and Lake Oaks contrast sharply with traditional New Orleans neighborhoods while creating a unique lakefront residential environment.

Heavily damaged during Hurricane Katrina when the London Avenue Canal floodwall failed nearby, these communities have undergone significant rebuilding while maintaining their distinctive architectural character and residential appeal. Today, as they approach their seventh decade, Lake Terrace and Lake Oaks navigate the challenges of climate vulnerability, demographic shifts, and infrastructure needs while building on their strengths as stable, well-organized lakefront communities with exceptional aesthetic cohesion and residential value.

Quick Facts

  • Population: Approximately 3,200 residents (about 90% of pre-Katrina population)
  • Demographics: Historically predominantly white, with increasing diversity in recent years; higher income and education levels than city averages
  • Housing: Primarily single-family homes in ranch, mid-century modern, and contemporary styles, with some newer post-Katrina construction
  • Historic Significance: Part of New Orleans' ambitious mid-20th century lakefront reclamation project, showcase of mid-century suburban planning and architecture, and example of planned community development with strong design controls
